Dear Experts, hope to have some insights from anyone here.
I am caught to make a decision forward, I got a condo current value around 1.9mil, I am 50yrs old and annual income around 200k. Family of 3. I am the sole breadwinner.
For my situation, will you advice me to upgrade to a newer condo $2.5mil or downgrade and buy a 1mil 5rm HDB?

Hi Jean,

I would like to provide you with my humble opinion. To upgrade to a newer condo, you will need to take up a loan for the next 15 years. This is a good option if job security is not an issue and you are comfortable with the increased monthly mortgage. Financially, it is important not to overstretched yourself since you are the sole breadwinner.

Alternatively, right sizing to a HDB is a good option as well as likely you will not need to service the loan every month, which means that you will have more disposable income. A 5 room flat is also larger in size and you will be able to enjoy more of the govt subsidies for public housing owners.

Please feel free to contact me so that I can gather more information from you and run through the numbers for both scenarios so that you can make an informed decision moving forward.

Testimonial from my Clients

I would like to express my sincere appreciation for the excellent work you have done in managing both the sale and purchase of my condominium.
Throughout the entire process, you demonstrated strong market knowledge, professionalism and attention to detail. Your clear guidance at each stage — from pricing strategy and marketing, to viewings, negotiations and completion — gave me confidence and made what could have been a stressful experience very smooth and well managed. I am especially grateful for the way you coordinated the timelines between the sale and the new purchase, ensuring everything proceeded seamlessly. Your responsiveness and willingness to address my questions promptly were greatly appreciated. Thank you once again for your dedication and support. I am very pleased with the outcome and would be glad to recommend your services to others seeking a reliable and professional housing agent.
Jane Chng (Homeowner and Investor) 2026

Nick is THE absolute best agent, guide to navigating the property market in Singapore. From selling to buying, he manages to get the absolute highest when selling and negotiators to the absolute lowest when purchasing. (So double win for me!). In fact, I bought my new home at the absolute lowest transaction across all the transacting homes. Most agents would just give vanilla advice, he puts scrutiny into every potential choice we were making by advising potential gains, rental yields, back up plans. I think we went through a whole list of more than 20 + before narrowing down to a few high potential properties! Super responsive to our questions and handheld us through the process and even answered questions in the middle of the night. Would absolutely recommend working with Nick for anyone looking to buy, sell or just advice!
Kenneth (Seller and Buyer) 2025

Nick was introduced to me by a friend who learned that my previous property agent wasn’t meeting my expectations. During our first phone call, Nick quickly grasped my concerns and provided a detailed financial plan the next day. Since switching to Nick, selling my house has been much more relaxed. His virtual tour and informative fact sheet eliminated the need for my family and me to be constantly present for viewings by unsuitable buyers.
Nick was invaluable in purchasing my next property. He sourced units within my budget and analysed price trends of condo projects I was interested in. With Nick’s assistance, the buying process was seamless, and he expertly coordinated the sale of my current unit with the purchase of the next. Kudos to Nick for his outstanding service and advice!

Hello! This is a great position to be in. Happy to share some of my thoughts and guiding questions below.

These are discussions I have with many clients in a similar life-stage as you, and I will be happy to arrange a deeper 1-1 discussion if you are keen:

There are a few factors at play here:
1) Asset health of your current condo - which would determine whether it is the right time to sell it, or hold it.

2) Your personal housing needs and aspirations - Whether your current house fits your needs, whether a newer condo could fit your needs better, or whether a HDB would best fit your housing requirements. Meaning if money is not a concern, what kind of house do you actually wish to stay in over the long term?

3) Your financial aspirations: If money is a factor, how does it factor into your plans?
- Do you envision having passive income in the long term from properties?
- Are you still thinking of flipping properties for money or are you okay if the next house doesn't appreciate or even depreciates over time?

4) Your retirement plans:
- If you cash out $1.9mil and buy a $1mil HDB, is the remaining $900k enough for you to retire happily while staying at the HDB for the next 40-60 years?

5) Your future earnings and other parts of your portfolio
- Are you still in a relatively stable career with a long run-way? Are you close to retirement or do you intend to work for many more years?

Hi Ms Tan,
Hi! There isn't a right or wrong answer based on the numbers alone.

Before deciding whether to upgrade to a newer condo or right-size to an HDB, I'd first want to understand what you and your family want to achieve over the next 2–3 years.

Some of the questions I'd explore are:
• Are you planning for retirement or still looking to grow your wealth?
• Are you comfortable with a higher monthly commitment as the sole breadwinner?
• Is your priority lifestyle, capital appreciation, or reducing financial stress?

Once we have clarity on your goals, the property decision usually becomes much clearer. Sometimes upgrading makes perfect sense, and other times preserving liquidity and reducing commitments is the better move.

Happy to have a no-obligation chat to go through your options and run through the numbers based on your situation before you make such an important decision.

Hi Jean

I guess there is no right or wrong answer, it depends on your priorities at this phase of life and what works best for your family

If you feel your employment prospects for the next 5 years are generally ok, and there is a sufficient income/CPF buffer to service the loans, I guess the confidence to take on another loan for the next property (f needed) will be worth a shot.

Some other questions worth pondering

1) Do you foresee some cash outlay for your dependents in the near term? Such as potential undergraduate program expenses coming up, or potential medical expenses coming up for parents? It will be good to have some savings on hand if that might come up soon. This will also determine the direction for the next property be it to go for a more defensive move or to try to fulfill the aspirations of a new condo.

2) Is there a strong reason to sell off the current property now? (Condo getting older with lease decay issue, or just would need a location change for your other needs)

3) Are there options available for HDB in areas you are looking at?

Hope the above clarifies. I am well-versed with HDB and private property transactions, having helped more than 100 home-owners to smoothly complete their housing plans over the years. Please reach out to me at (65) 9 7 4 3 2 3 9 5 for a more in-depth discussion :)

May I have more info on your requirements so as to make better recommendations? Thanks and looking forward to chat more

Hi,

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, a part has really got to depend on your risk appetite too. While some of my clients look forward to go for a last upgrade before they hit 55. There are others who would prefer to cash out their property and goes back to HDB and now it came to a right timing for you too cos you need not observe a wait out period of 15 months.

If consideration is to continuing build your wealth such that your children has less to do, then the obvious is to switch to a bigger or newer property in order to be able to leverage on appreciation.

Otherwise, a HDB should be decent, given that space is definitely more comfortable and you are purely forgoing the facilities in the condo. You will also have more options as to which location to resettle and work out plans for your retirement early.

Good day to you.

When planning your estate for retirement, there are several important factors to consider:

a) What is the current situation with your children? Are they still in school and dependent on you, or have they become independent?
b) What kind of lifestyle do you envision for yourself at ages 55, 65, and 75?
c) Is your current property still under mortgage?
d) Is your income your sole source of funds?

Overall, while mortgages can be viewed as beneficial assets, it's essential to take various factors into account.

Navigating a property transaction can feel overwhelming, especially when it intersects with major life events.
With over 15 years of experience as a property consultant, my role goes beyond market knowledge — it is to provide clarity, structure, and peace of mind through complex decisions.

I regularly assist clients with sensitive and non-standard situations, including:
• Divorce & Asset Settlement — guiding parties toward fair, practical outcomes for shared properties
• Intestate & Estate Planning — helping families navigate inherited property and future planning with confidence
• Complex Property Matters — including cases involving Lasting Power of Attorney, bankruptcy, or special circumstances

If you’re seeking clarity rather than pressure, I’m happy to have a conversation to understand your situation and outline possible next steps.

Hi, good day!

I’m happy to share my thoughts based on your situation. There is really no one-size-fits-all approach when it comes to property planning, so I would usually advise based on your time horizon, financial comfort level and ultimate goals.

While it is good to build and grow your assets while you still have the financial capacity to do so, it is equally important to remain prudent — especially when you are the sole breadwinner. We would want to avoid a situation where the mortgage and ongoing commitments become overwhelming.

Having sufficient liquidity and emergency cash flow is just as important as growing your property assets.

I’ll be happy to schedule a call or meet up with you to work through the numbers and explore the different options together. From there, you can decide which strategy gives you the best balance between asset growth, financial security and flexibility.

After all, I believe having choices is a luxury, hope to hear from you soon! : )

Hi,

1) Buying a property is a long term commitment even when paying in full.
2) A property not only provide a basic needs of a shelter over head, but also serve as an assert.
3) You have to ask yourself which stage you are in your career.
4) At an advancing stage, you should place more chips to build your assert.
5) At an declining or slowing pace stage, you should reduce as much to save your cashflow for other things, such as, child's overseas education, etc.

All The Best!!!

Hope the above answers your main concerns, but if there are more queries, please feel free to contact me at 9011*0636 or email: ling.ck7@gmail.com if more information is needed.

✔1 Financial comfort

Upgrading to a newer condo means taking on a loan for around 15 years. This may work if your job is stable and the higher monthly repayment is comfortable, but it is important not to overstretch, especially as the sole breadwinner.

✔2 Right-sizing option

Moving to a 5-room HDB could reduce or remove the need for a monthly loan, giving you more disposable income. You may also benefit from the larger space and public housing grants or subsidies you qualify for.

✔3 Your long-term goals

Consider what home truly suits you if money were not a concern. Then look at your financial goals, such as building passive property income, continuing to invest for capital gains, or being comfortable with a home that may not appreciate over time.

Mandy Ei ( 梁文欣 )
Good Morning ,

1. Working Horizon: For the next 5 to 10 years, are you planning to continue working actively, or are you looking towards semi-retirement? This directly impacts your cash flow security and loan eligibility.

2. Upcoming Major Financial Commitments: Do you have other heavy financial obligations on the horizon, such as your child's university education or medical expenses, that require keeping higher cash liquidity?

3. Openness to Alternative Strategies: Would you be open to exploring other options, such as investing in commercial or industrial properties to generate stronger passive income, instead of restricting choices strictly to residential upgrades or downgrades?

We ultimately need to see which direction aligns best with your personal risk appetite and long-term financial goals.

To provide practical insights on your condo decision, could you share a bit more context on what you are weighing?

Key details that help frame the best path forward include:

* **The Core Dilemma:** Are you deciding between **selling vs holding/renting out**, **refinancing vs decoupling**, or **selling to right-size/upgrade** into another property?
* **Financial & Timeline Markers:**
* Has the unit crossed its 3-year Seller’s Stamp Duty (SSD) holding period?
* What is the outstanding loan balance, and are you facing interest rate resets?
* If rented out, what are your current rental yield and monthly maintenance costs?

* **Ownership Profile:** Is the condo held under single or joint ownership, and are you Singapore Citizens, PRs, or foreign buyers (which impacts potential ABSD on your next purchase)?

Once you share the specifics of your situation, we can analyze the net numbers, capital growth potential, and timeline structuring.
