Hi,

Seller agent will collect commission from seller, he is not allowed to collect from both as that will amount to violating Dual Representation rule by CEA.

In this case, the seller agent will just do the bare minimum paperwork for the buyer to get the transaction done.

Definitely, seller agent will maximize the sellers interest, hence it is quite common DIY buyers end up paying a higher price than can actually be achieved, without an buyer agent's input, on hindsight. Hi, a direct buyer does not need to pay the seller agent any commission at all. But in fact for the buyer's portion, there are a number of things to look into and also the paper work involved. Thus it is always advisable to engage an agent to assist you further as well.
