Currently,i just posted back Singapore from UAE and i am holding 2 private properties in SG.Looking at the low prices now i quite attracted to get another unit for investment.May i know how much i need to come up with if i looking at around one million dollar unit?Experts,please advice is it good time to buy and enter the market now?Thanks.

Hi,

For SC local third property purchase, ABSD of 10% applies and your loan amount will not be 80% or a lot if you have outstanding mortgage loans at the moment, and also bearing in mind you need to fulfil TDSR requirements. Ideally you might want to check out the attainable indicative loan amount first before exploring further. Whether its a good time depends on your objectives and requirements. Dear sir/madam,

A simple assumption that you will be eligible for 80% loan if you do not have any outstanding mortgage loans:

Additional Buyer's Stamp Duty: 10%
Buyer's Stamp Duty: 3%
Downpayment: 20% (assume you are not utilising CPF at all)

These adds up to $330,000 in cash up front for a $1m property, not inclusive of miscellaneous fees (legal and administrative).

Based on typical rental yield of 3% for $1m property these days, it will take almost 3 years of rental just to recover on the ABSD paid out, therefore unless you are able to see significant capital appreciation in the properties held, I would think that it is a relatively tedious process monetary wise to obtain a favourable returns, although it is true that based on housing prices alone, it seems very attractive to enter the market now.

Welcome back to Singapore!

Let me elaborate further on current Singapore housing measures if you might not know during the period you were overseas.

1) Additional buyer's stamp duty

If you are a Singaporean, you will be subject to 10% ABSD for your third property ownership. This will be on top of estimated 3% buyer's stamp duty.

2) If you have outstanding mortgage, you will be eligible for max 50% bank loan.

3) If you have utilised CPF OA funds in existing properties, you will have to set aside half of minimum sum of $80.5k in your CPF OA + SA first before you can use the excess OA funds in this purchase.

If you are able to obtain max 80% loan, your initial outlay will be at least $330k.

Even though net rental yield is lowered due to ABSD but if you are able to secure a tenant constantly, you will reap from the capital appreciation in the long run.

Some of my clients rather pay ABSD on property investment now than placing their money in fixed deposit as the returns on property investment has been proved to be better.
