Currently my husband and I own a HDB Executive Apartment fully paid with our CPF and we intend to use our excess CPF to buy a small condo. After setting aside half of the minmum sum of $80.5K in our CPF OA+SA. We can use how much of our excess CPF to pay for our purchase of small condo as investment?

Good morning investor,

Yes you are absolutely spot on that you need to set current basic retirement sum ($80.5k) if you have utilised CPF OA funds in your current HDB.

The total CPF withdrawal for the second or subsequent property will also be capped at 100% of the Valuation Limit, which is the lower of the purchase price or valuation of the property at the time of purchase, if the remaining lease is at least 60 years.​

Afternoon,

If both of you have set aside the CPF minimum sum, you can utilize the balance of the CPF OA for the financing on your second purchase. Do noted that ABSD of 7% would be payable.

Hi buyer,

You can use the excess CPF OA funds up to 100% of the valuation amount of the second property. However, do note that you can get the maximum 80% loan only if the loan tenure + weighted average age of you and your wife < 60. If you're buying a new project, BSD + ABSD + Legal fees ~ 10% can be paid using CPF as well.
