Currently 38 and earning 6.9k per month (variables at 2 months per annum approximately) with CPF of 197K in OA.. What are my options of property purchase should mortgage be serviced fully through CPF OA (both private and HDB valuation welcome)

Hi,

If you don't have any other loan such as car loan, you should be able to get a loan up to 794k based on 55% TDSR and 27 year loan tenure (subject to bank approval) for private property. And up to 413k for bank loan for HDB based on 30% MSR, 55% TDSR and 25 year loan tenure (subject to bank approval).

Hence the comfortable budget will depend on your cash available. Assuming 50k cash on hand, for HDB you can consider properties around $640k . For private property you can consider around $900k - $950k.
