Combined income $10K. Current home exec maisonettes in yishun. Outstanding hdb loan $168k. If sell , must return cpf $460K. age 44 both. Looking for 3 br condo. Recommendation please. Current cpf ordinary combined $65k. Pls give few scenario

With your illustration, you are assuming that your unit is sold for $628k but the current asking price for EM in Yishun is only going at $555k to $610k.
Let's follow your calculation: You have about $515k in CPF, excluding $10k meant for stamp and legal fee. If your credit record is good, the bank should be able to loan you at least $700k. But your monthly installment would be around $3400, based on 20 years loan.
Thus you are eligible for private property of around $1.2 mil. As for what or which project you should look at would depend on what type of lifestyle you are looking at.
