It will depend on the date the inherited HDB flat was bought by the deceased.

If the deceased bought the flat before 30 August 2010, the beneficiary may keep both the private property and the HDB flat. There are conditions, however:

the beneficiary must be eligible to own an HDB flat; and
the beneficiary and their family must live in the HDB flat.
If the deceased bought the flat on or after 30 August 2010, the beneficiary may only keep one of the properties.

If the beneficiary decides to keep the HDB flat, they must live in it and sell the private property within six months.
If the beneficiary decides to keep the private property, they must sell the HDB flat within six months (if the minimum occupation period is completed). If the minimum occupation period is not completed yet, the HDB officer will assist the beneficiaries. Read More

Good morning,

a beneficiary can inherit a non subsidised flat that was bought before 30 August 2010.

BTO is a subsidised flat so she has to sell the HDB if she decides to hold on to her private property. Vice Versa.

Hi Sir/Mdm,

If the BTO is bought before 30 August 2010 then it is possible to keep if the child meets the eligibility conditions to own and HDB and the child must live in the HDB flat.

Hi,

1) There are some websites that mentioned that an HDB flat bought before 30th August 2010 can be inherited and held on by a private residential property owner.
2) But this information cannot be found on the HDB website, thus it is still a question mark.
3) On the other hand, it is clear-cut that any HDB flat that was bought after 30th August 2010 cannot be held on by a private residential property owner who inherited the HDB flat.
4) The reason being simple is because of the new policy implemented on 30th Sep 2022. A private residential property owner is not eligible to buy a resale HDB flat without observing a 15-month wait-out period.
5) Therefore unless the beneficiary is over 55 yrs old, then has the option to keep or to dispose of the private residential property or the inherited HDB flat, but not keeping both.
6) A beneficiary who has not reached 55 yrs old will only have the option to dispose of the HDB flat after the inheritance.
