can someone tell me why i cannot sell my pinewood gardens 1900+ sq ft ?? has been in market for more than 12 months. There was no price from viewers at all. No one interested in this area. I had atried 30 agents , with a "view to offer "

Hi,

A "View-to-Offer" we believed also comes with a indicative price?

Could it be that the price is not supported in current market, comparing to the apartment existing state (renovation)?

We believe that it could be that it's an open listing to so many agents (No Exclusive given), thus poor exposure to the market (Advertisements).

We do hope that there can be an opportunity for us to view the apartment and discuss details further.

Most of the time is the Pricing that cause the unit not selling. Of course we can rule out that previous agents did not do a good job or using your unit to sell other units.

I think you may be also tired of dealings with agent. It is better to sit down and analyse the situation.

For me I am active in D9/10/11/1/2/3/4/5.

I would suggest that you appoint an exclusive agent that can give you the best comparative market analysis of the area. Make him commit to the marketing strategies that he promises.

With enough exposure and right pricing strategy, you will be able to get the buyers you are looking for.

The answer to your problem really is very simple.. You've 30 monkeys working on your property.

As my compatriots have rightly pointed out, you should have appointed a sole exclusive agent. However, let me qualify that by saying not all agents deserve an exclusive.

Simply put, the 30 agents working for you did not have the skills and abilities to acquire exclusive listings of their own, hence they took yours on at whichever price you quoted, and have since, failed.

On the other hand, established agents who have the ability to deliver the results that you require, will have plenty of work on their hands already, hence, would not waste their time marketing a property that is an open listing.

It is precisely these agents that you want working for you! However, like I said, you will need to interview and assess for yourself whether the agent you've met is worthy of being awarded the sole exclusive listing.

In closing, your situation is not unique, there are many properties that are stuck on the market, and it is not surprising that most of them occur due to them being open listings.
