Yes its possible since you are able to form a family nucleus, but there are also other eligibility conditions such as income ceiling and no private property ownership at the moment.

✔1 A divorced Singapore PR cannot buy a new Executive Condominium on her own. New ECs are restricted to families with at least one Singapore Citizen applicant.

✔2 Buying together with a Singaporean child is allowed only if the child meets eligibility rules. An 18-year-old son is considered a legal adult but must be at least 21 years old to be a co buyer of a new EC.

✔3 Care and custody alone do not override the age requirement. Even if the son is a Singapore Citizen and under her care, he is still below the minimum age to qualify as an EC co applicant.

✔4 Once the son turns 21, they may apply together under the Public Scheme, subject to income ceiling, ownership history, and other EC conditions.

✔5 Until then, the PR mother may consider alternatives such as resale private property or waiting until eligibility criteria are fully met.

Hi,

1) You must be a SC in order to be eligible to buy a new EC with your son.
2) This is applicable to applying for BTO/SBF.
3) Your choice would be new/resale private, and resale EC.
4) Both resale EC must also completed their MOP.
5) You are also not eligible to buy those EC that were allowed to sell before completing their MOP.
6) This EC's MOP is referring to those bought directly bought from developer, and not those units which bought under resale.

Unfortunately, in your current situation, since you are a PR, the two of you would only be eligible to purchase a new EC when your son turns 21. So a new EC may not be a viable option at the moment.
