Hi,

Yes to fully utilize CPF there are some conditions to meet. Firstly, the flat must last the buyers till 95 years old. If so, we look at the valuation limit, which is the total amount of cpf you can use to fund this property. The valuation limit is 100% of the valuation or purchase price, whichever the lower. For example, if the place is bought at $520k, but valuation only $500k, this $20k must be in cash. And your CPF total usage cannot exceed $500k over the period of ownership.

Dear Sir/Mdm,

Yes it is possible to use your CPF to fully pay the HDB flat. However, if you are above the age of 55, you will need to set aside your Basic Retirement Sum before you are eligible to use the rest. Using CPF to pay off your flat may not be the best option now as the loan interests are very low and leaving your CPF in your OA while taking a loan may provide you with better returns.

Regardless of what, there will still be a Cash consideration for any HDB resale flat purchase. Hence, you cannot use FULL CPF for the purchase.

The Cash consideration can be as low as $2, up to a max of $5000. The rest of the balance can be from your CPF.
