Can I ask if my family wants to buy a house in Pasir Ris near the International School, do we have to pay sellers and buyers stamp duty?

We have two other apartments purchased in my name long time ago in 1995. This will be my 3rd property.

Hi,

For purchasers, they only need to pay buyer stamp duties. And since this is your 3rd property, there will also be Additional Buyer Stamp Duties on top of the usual 3% (approx) buyer stamp Duty. The ABSD will depend on your buyer profile (SC, PR or FR) etc. Thanks and hope to assist further as I do have some units in the Pasir Ris condos near Overseas Family School available.

Hi, yes for your case, you are required to pay additional buyer stamp duty. Pls feel free to let me know if you need a rough calculations on the amount that you will have to pay should you decide to proceed to buy a third property.

Since you are buying a unit, you will be liable for ABSD and BSD which might range from 13% to 18%.

Hi, indeed you will incur Buyer's Stamp Duty and Additional Buyer's Stamp duty (ABSD). Depending on your nationality (i.e Singaporean, PR or Foreigner) the ABSD component will differ.

If you are intending to take a bank loan to fund this property purchase, the loan to value ratio will depend on whether you still have any mortgage loan.

There are many funding techniques that can be applied and strategies to assist you to purchase the 3rd property.

There are creative ways to purchase properties which minimises the applicable ABSD applicable resulting in savings for furnishing up or renovating the place which you are purchasing. More importantly, it must be a financially viable option for the purchase given the tight loan regulations.
