Hi Sharon,

Non citizens have to obtain approval from SDAU (SLA) before they can be eligible to purchase landed properties, including those developments with strata terraced houses. Only very limited developments have strata landed that foreigners are eligible to purchase.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear Sharon,

The general rule is no, however, there are certain exceptions if the strata landed development is accorded a condominium status that was approved before 3 April 2012, as URA no longer permits the building of strata-titled landed homes in projects with condominium status from that date.

An example of such development is a 99 years leasehold development at Kew Green where foreign ownership is allowed. For non Singaporeans to purchase a strata landed or landed, they will need to be a Permanent Resident of Singapore and fulfil certain requirements before they apply for permission from LDAU-SLA. Such permissions are granted on a case to case basis, usually on the merits of the applicant with a set of considerations where you can find them on SLA's website.
