Good morning buyer,

You have to issue 1% cash to obtain option to purchase after you agree the purchase price with seller to kickstart 2 weeks option period. During this 2 weeks, you have to obtain a letter of offer from bank.
Once you decide to exercise, you will issue 4% cash to seller to kickstart 10 to 12 weeks completion period.

You need to pay estimated 3% buyer's stamp duty within 2 weeks from exercise date then the 15% CPF or cash downpayment at least 2 weeks before completion date.

By the way, do take note that only Singaporeans are eligible to purchase landed property in Singapore. If you are a SPR or foreigner, you have to apply for approval from SLA's Land dealing approval unit first before you start househunting.

Based on $15k combined income for 29 years, you can loan up to $2m so you should be able to obtain max 80% bank loan but it will be best to let my banker advise you on that.

Lastly the loan tenor is based on income weighted average age so must depend on your spouse's age to determine the tenor.

Evening,

Based on your age, you can obtain maximum of 80% loan for a period of 29 years. As for the minimum income, it would be subjected to how much CPF funds and cash you have on hand. These figures would determine how much loan you will need. Should you have enough funds to pay for the purchase in cash and CPF, you can still go through the purchase without loan

1. You will be able to secure a loan up to 29 years as you are 36 years old this year.

2. There is no minimum household income. The bank will take into consideration your income level and other outstanding debt obligations to determine the maximum amount of loan you will be eligible for. From there, you can plan your budget better and purchase a house that is within you comfortable range.

3. Yes you will need 5% cash and 15% CPF. The balance 80% can be in the form of bank loan. Do also take note that there is a 3% stamp duty which is payable and also a conveyancing fees of about $2,500 to $3,000 that is payable.
