Hi,
If you plan to purchase two properties, you got to purchase the HDB flat first, under the SC name. Then, upon 5yr MOP completion, you can use the other spouse's name to purchase the private apt/condo. There is no other option unless you prefer to purchase two private properties under different names.

So, I suggest you work on this ASAP as with time, property prices are going up n up!

Hi there, you will be able to purchase a HDB with the SC/foreign spouse scheme as Owner/Occupier. Do need that both will be subjected to the MOP of 5 years before you will be allow to purchase your second property, either in SC name as second property or your foreigner Spouse as their first. the other thing to take note would be the ABSD that may be applicable for foreigner or the SC second property.

Straight Forward answer:
1.Buy HDB then Private Residential:
You can buy under the SC name & foreign spouse will be as an occupier. Both the names will need to serve out 5 years MOP before you can proceed to buy a private residential under either SC or foreign spouse name.
Do note that for foreign spouse to purchase a private residential, ABSD will be payable. For SC, ABSD payable for 2 property.

Yes they can, but there is a certain set of procedures to follow based on the existing regulations, where they can purchase the HDB flat first, fulfil the MOP and the foreigner spouse purchase a private property, where Additional Buyer's Stamp Duty will be applicable based on the prevailing rates. Hi Alex,

You will have to purchase the HDB as a married couple, with SC as the owner , and foreigner spouse as essential occupier. Both will have to fulfil the MOP of 5 years before they are eligible to purchase the next residential property. During this MOP, suggest for your spouse to apply for SPR, so when the 5 year MOP is cleared, she can then purchase the private property as a 1st residential property with only 5% ABSD (as of existing regulations).

    Hi Azlee,

    Unfortunately as both of you are legally married, HDB requires both yours and your spouse's name to be included to form the family nucleus entity. She has to be an essential occupier. And so the MOP of 5 years will apply.

    If you have substantial cash funds on hand, you can consider to set up a trust to buy the private property for your SC child, so you will be able to purchase the HDB, as well as the private property. Do note buying under trust requires full cash.

    Hello Ivan. Allow me to elaborate. I am a SC citizen (over 35) married to an non-SC spouse. We have a 10 year-old SC citizen child. I am enquiring if I am able to purchase a HDB under my sole name - without naming my wife as an essential occupier. Will she be able to purchase a pte property in her own name? We are hoping not to rely on a HDB or bank loan.
