Dear buyer,

Individual can purchase commercial properties. Do take note that there is no ABSD involved in the purchase of commercial properties, however, in most cases, 7% GST applies for the purchase. Loan repayment is strictly by cash only and for industrial properties, seller's stamp duty applies if you dispose the property within 3 years from your purchase.

Hi,

Individuals can buy commercial or industrial properties under their names, or set up a company and buy under its name.

As of current ruling, Buyer Stamp Duty (BSD) applies, but there is no Additional Buyer Stamp Duty (ABSD).

Seller Stamp Duty (SSD) applies only to industrial properties, and it's 3 years instead to 4 years for Residential.

Take note that there may be GST of 7% payable for certain commercial/industrial properties. However, this can be claimed back from IRAS if purchase is under company.
