1) As a single at or above 35 yrs old you are eligible to buy an EA and resale EC.
2) If you intend to apply for a grant then you have to consider the biggest flat type to limit to 5-rm only.
3) You will know whether you are eligible for any grant when you register your intent to buy.

If you're a Single Singapore Citizen, you need to be age 35 and above in order to purchase a HDB flat of any size. You can purchase a resale EC as long as you're above age 21.

In order to qualify for CPF Housing Grant, you will need to fulfill all the eligibility conditions, like income ceiling ($7k for Singles) etc. Other grants like Proximity Housing Grant requires you to be staying within 4km from your parents or children's place of residence.
