Good morning Lily,

Single can purchase resale EC that fulfilled MOP or privatised.

You might be eligible up to $355k loan. Your affordability will depends on how much cash or CPF OA funds to fund the purchase. If you are looking at a $800k property, you need at least $445k in cash or cpf.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

Hi,

If you're a Singapore Citizen or a SPR, you will be able to purchase a resale EC that the first owners had already met their MOP.

The amount of funds needed depends on various factors, i.e your nationality, the property price, your loan amount, your existing CPF funds etc.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Hi Lily,

1) You are only eligible to purchase EC that had met MOP.
2) According to your age and income, your loan amount is around $355k.
3) A 2 bedroom EC that met MOP is around $750k.
4) Thus you will have to prepare a down payment of $395k. The minimum cash to prepare is $37.5k + cash and/or CPF of $357.5k.
5) Buyer stamp duty is around $17.1k for an SC. If you are an SPR, you will have to prepare another 5% ABSD.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Best regards
