HI,

After the 5-year MOP, from 6th to 10th year, EC can only be sold in the open market to Singapore Citizens (SC) or Singapore Permanent Residents (SPR).

If your spouse is not at least a SPR, then only you can purchase the resale EC under your name. However, this mean the loan can only be under your name which might affect the loan amount.

Hi,

As your spouse is a Foreigner, both of you can only jontly purchase a resale EC that has past the 10-year mark.

If you were to purchase a resale EC that has past the 5-year mark but less than then 10-year mark, you will need to be the sole owner of the property. This means that only your income will be taken into consideration for loan.

Hi

For SC/PR couple, in order to purchase jointly, the EC needs to be 10 years or above. ECs that is in the 5th to 10th year are only eligible for SC which means you can choose to purchase it alone with only your income be taken into account when accessing your bank loan application. You may consider those EC that meets it's 10th year mark or a fully privatized condominium instead. There are lots of other options that are as good value as those EC that have not reached it's 10 years mark. In addition, you are also eligible for remittance of ABSD provided both of you are only holding 1 property.
