Hi Dr. Chai,

Yes as long as 1 of the hdb owners is SC and the MOP of 5 years has been met. Do note that ABSD will apply for 2nd property and 2nd mortgage is max 50% only.

Good day Dr Chai

Yes as per your plan , can buy private property and keep the hdb .

However the disadvantages , stamp duty of 3%, PLUS at least ANOTHER 7% or 10 % ABSD payable on the price of the 2nd property. ABSD Rates differ if there is a non-singaporean ownership component on the 2nd property . Next point to note , non-owner cannot be borrower if a bank loan is required .

You may want to weigh your ABSD And etc costs if you choose to keep your hdb .

To keep the hdb, you may use the SG citizen party's name to purchase the private property. Please note that ABSD is payable for the 2nd property and the max loan quantum is cap at 50% if there is out standing property loan.

Good morning Dr Chai,

yes both of you can definitely purchase a private property and keep hdb as SC/ SPR household as long as minimum occupation period has been fulfilled.

But do take note of these cooling measures restriction:

1) eligible to take up to max 50% loan if there's still outstanding housing loan for HDB
2) need to set aside basic retirement sum of $83k in your CPF OA + SA before you can use the excess OA funds in your second property purchase.
3) subject to additional buyer's stamp duty for second property ownership. 7% for SC and 10% for SPR or under both names (higher of 7% or 10%)
