Hi,

Yes you are absolutely right. After selling the landed, both of you will have zero property count and would have unlocked the funds to be able to individually own one property, if your mortgage financing are comfortable. There will also not be ABSD payable since you will have existing zero property count and its considered your 1st property purchase.

Yes, you are right!
