Hi,

Typically once you have placed a 5% booking fee to secure the Option to Purchase, you have up to 21 days to exercise the OTP.

If you choose not to exercise the OTP and give up the unit, 25% of the booking fee will be forfeited by the Developer.

May I know which development you are looking at? Happy to share more on whether the pros & cons of the development.

By the way, basically you issued a 5% cheque and that is the deposit being made and you have up to 21 days to exercise the contract. But let’s say in the event you changes your mind, then the developer will forfeit only 25% of the booking fee and will refund back to you the remaining 75%.

Hi,

1) It is advisable to discuss before and after the viewing before putting down the deposit.
2) Once decide to opt for the OTP, you are putting down a 5% deposit to secure the unit. The developer cannot change the price and must sell only to you until you back out from the deal.
3) Therefore in return, if you back out from the deal from getting the OTP till exercise it, you will be penalized for 25% of the 5% deposit.
4) The maximum duration from receiving the OTP till exercising is 5 weeks, this period can be shorter if the representative did not specify the maximum timeline needed.

Hi,

If you had already paid the 5% booking fee for a unit, then you will have up to 21 days to exercise the sale and purchase agreement.

Failure to do so will result in you forfeiting 25% of the booking fee that you had already paid. The balance 75% will be refunded back to you by the Developer.

It is advisable for you to think carefully before committing and putting up the 5% booking fee.
