Main difference I guess will be pricing, since you will need to observe the same regulations of meeting the minimum occupation period for both. In terms of potential wise, I definitely will say that getting Hundred Palm EC since it is only a matter of time it will be privatised where the potential to appreciate will be better.

First of all, may I understand if you have managed to secure a good Q number to select a choice bidadari unit? If so, then it will be a fair comparison worth exploring as you have 2 certain options to go for. Assuming this is the case, I would recommend the EC option as it provides higher capital appreciation potential and condo lifestyle at an affordable price point. Further, you will still receive 1st timer grants if your monthly income is 12k & below. Your competition when it comes to any potential resale in the future is also less competitive (as there will be various Bidadari units reaching 5 year MOP like your unit versus private properties competition in the Hundred Palms vicinity).

Have you reviewed the Hundred Palms showflat? There are various pros going for the EC option (versus BTO) which I be happy to share more over a short discussion at the showflat. Thought I could have provided a more comprehensive answer: Some pros of ECs over BTO
1) Can also sell to Foreigners when privatized after 10 years, while for BTO you can only sell to SC & SPR

2) For incomes just under 12k/month, 1st timer housing grant for EC, BTO none as buying direct from HDB is already considered taking subsidy.

3) Full condominium facilities and activities zone that can all be done "in house" in the condo. Things such as clubhouse function room, 50m lap pool, children pool and play area, bbq area, jacuzzi, pets corner and greenery zones.

4) Immediate entry price advantage of typically 10-20% difference between EC and nearby comparable condo. When its fully privatized it will typically be benchmark-ed against nearby private condo prices.

5) Supply Competition when you are going for resale is more advantageous for new EC, as you have less supply to compete with. (Increasingly more BTO owners are selling at 5 year MOP mark, you can imagine the competiton)

If you are eligible and it is within your financial means, then my advice is to go for an Executive Condo due to the potential capital appreciation in the future.

Past research have shown that majority of EC buyers are able to make a tidy profit from selling their EC units after their MOP period. This is because EC are typically priced 15% to 20% below private condos within the same location. I will be able to send you some articles on this.

100 palms location is better as compared to majority of ECs in the market currently. It is also located near good schools which meant that you will not have any issues selling in the future!
