Both PRs looking to purchase a resale HDB flat. Our cash are not enough to pay ABSD but our combined CPF have sufficient funds. Is it possible to use our CPF savings to pay for the ABSD directly, instead of using cash? Thanks

Hi

Do note that besides the ABSD, the BSD of approx 3% is also payable, so in total approx 8% of the purchase price is payable as stamp duties. Yes it may be possible to pay direct from CPF OA but not all law firms may want to assist on this. May I have more info from you so to see if its possible?

Hi,

1) I must stressed that it is important you have your budget calculated properly to ensure no hiccups in the purchasing process.
2) Do note that there are few items must be paid in cash:
(a) 5% downpayment
(b) Legal fees
(c) Cavest, micro-film, title search, etc approximately around $500
(d) Valuation + resale application = $200
(e) Agent fees (1%+GST) if applicable.

3) 20% downpayment, buyer stamp duty & ABSD can be paid using funds in yuor CPF OA. You must ensure that your lawyer is aware of this and make necessary arrangement to prevent any problem arised.
4) The lawyer must write to the CPF board at least 14 working days in advance to withdraw funds from the CPF. Meet your lawyer once the OTP is exercised if possible.
