Asking for a family member. Can they buy s4b or bto flat after they sell their hdb mansionette right away? Do they need to wait for 30 months before can purchase another HDB BTO or S4B flat? Can apply concurrently while they still staying here ?

Good morning!

They do not have to wait for 30 months before purchasing a Sale of Balance Flat (SBF) or BTO Flat. The sale of the HDB Maisonette has to be done 6 months within collection of keys.

Hi,

They need not wait out 30 months after selling the EM, can apply the BTO or SBF even before selling. Do note to be eligible to apply they must not have purchased 2 subsidized flats before.

Hi,

There is no 30 months requirements for HDB owners purchasing a BTO/SOBF. The 30 months requirement only applies for private properties.

In fact, they need not sell their EM before they are allowed to apply for the new flat. They only need to sell off their EM within 6 months upon the key collection to their new flat.

HDB masoinatte is not considered a private property and as such there is no need to wait for the 30 months period before applying for BTO or sales of balance provided the seller has met it's MOP. Yes application for BTO or sales of balance can be done even before the flat is sold. In fact, if you have enough funds to purchase the BTO, you can also sell your current flat 6 months after getting key to the BTO.
