As a SC couple, they have 1 fully paid HDB & 1 private property. We've got about 1.5mil cash budget to spare to purchase another property. Can they still get 75% loan. What is the best advice for them?

1) Will de-coupling & get the younger of the couple to get the 75% loan to purchase the new property better advice.

Please kindly advice.

Hi,

You can do decoupling for the private property but not the HDB, as you need to get HDB approval to do transfer of ownership and HDB will not allow buying investment property as a valid transfer reason. So this couple cannot avoid the ABSD unless they also sell the HDB while decoupling for the private property.

Suppose they want to keep the HDB and don't mind to pay the ABSD, you have to choose which owner to purchase the next property after decoupling process done for the condo. Ideally the younger and higher earning power spouse should be the one buying so to qualify for more loan, but there are also personal factors at play on whether this is viable for the couple. This outgoing owner can still qualify for 75% max loan since the HDB is fully paid and have no other loan on his/her profile.

As long as there is no outstanding home loan, the purchaser can borrow up to 75% of the purchasing price or valuation (whichever is lower). CPF funds usage for the property purchase will be restricted unless the Retirement Sum is met.

Are both properties under joint ownership? You will only be able to do decoupling for the private property and not the HDB, thus ABSD will also apply for the decoupling (2nd property) and purchase (2nd property after decoupling for the outgoing buyer) should HDB is under joint ownership. Read More
