Hi Chloe,

You do not have any restriction when purchasing a private property here, except that you will be subjected to Additional Buyer's Stamp Duty for purchasing a 2nd residential property if you do not wish to dispose off your current resale HDB. If you remain a PR, you will be required to dispose off your existing HDB (if none of the co-owners are Singapore Citizen) when you purchase a private property here, and will also be subjected to Additional Buyer's Stamp Duty.

Hi Chloe,

Once you become a singaporean, you will need to check with Malaysia regulations and rules on possessing a (current) property in Malaysia that you already owned.

As for a resale flat that you own at this moment, it won't be an issue. But when it comes to buying another private property here in Singapore, the property that you plan to buy will be counted as 2nd property, and as singaporean, current ABSD rate for 2nd property is 17% (on top of BSD 3-4%).

Hi Chloe,

Once you converted to Singaporean Citizen, you can purchase your 2nd residential property and keep both the HDB and private property, assuming the HDB has met the MOP of 5 years.

However, do note a 17% ABSD will apply on the purchase price of the 2nd residential property, and your loan attainable will be lower at 45%.

Once you become a Singapore citizen and wishes to purchase a private property while keeping your HDB, you may only do so once your HDB has met its 5 years MOP. Even then a ABSD of 17% applies on the private property you bought. ABSD can be avoided if you sell your HDB. Your property in Malaysia would not be an issue.
