as a first time buyer of HDB SBF (keys already available), can I apply Enhanced Contra Facility in the selling of my exiting HDB unit to fund the SBF purchase? What are my options if the SBF unit is ready before I manage to sell my unit? Thanks for helping.

As a first-time buyer who owns an existing HDB flat, you must dispose of your existing flat before or by the time you take possession of the new SBF unit.

To use ECF:
1) You must have a confirmed buyer for your existing flat.
2) The sale must be legally executed and approved by HDB.

The ECF allows you to use the cash proceeds and refunded CPF from the sale of your current flat to offset the purchase of the new flat without needing to come up with the full payment upfront. Read More

Do you mean you have already booked and confirmed an unit in the SBF exercise? Or still waiting for selection exercise and have not booked at unit

Because at Agreement of Lease appointment, you need to have the downpayment ready (10% of buying price if using hdb loan). This amount cannot be contra away by your sale proceeds.

Contra facility is also not available if there is bank loan involved for either your sale or purchase. Do share more details so I can advise you further.

If you don’t need the proceeds from selling your current flat to collect the keys, you can go ahead and collect the keys first, then sell your existing unit within 6 months from the key collection date, as required by HDB.

However, if you do need the sale proceeds to fund the new flat and haven’t secured a buyer yet, you can write in to HDB to request a delay in your key collection appointment.

In both cases, it’s ideal to secure a buyer early—and you may also consider requesting a 3-month extension of stay from the buyer to ensure a smooth transition.

Hi,

1) Yes, you have to check the contra facility when submitting the resale application.
2) There are times when the new flat address is not updated in the HDB system.
3) You have to call HDB to request for help when this happened.
4) You also have to inform the HDB when you received the letter for key collection.
5) Appeal for a delay in the key collection so that you could sell the current flat to finance the purchase.
