2 Parts to your question..

Firstly, by theory, you are absolutely right in the sense that they are both almost "freehold".

Having said, no 2 condominiums will be exactly the same, they may differ in unit count, facilities, facing, plot ratio, etc, unit type/size, and most importantly location. Thus although on paper it seems the same, like all properties, we cannot draw a 1-1 comparison between properties as they will bound to be differences.

For example in D21, There is a 999 year property being built called Suite De Laurel, and further down is the freehold property Jardine. Almost similar tenure, but vastly different pricing.

BUT, you are still very right when you compare 99 to 999 and freehold properties, that is where you will find a very marked price difference.
