Good afternoon,

you have to wait till you receive your final judgement before you can register intent to buy (this is when you can enter into an otp).

I assume you will be buying under single Singapore citizen scheme (35 years old and Singapore). If you are taking HDB loan for your purchase, the max you can buy is a 5RM flat.

On the size of the flat, there is no restrictions for resale. For BTO/SBF, if you are buying under singles scheme (did not bring parents or child along, then you can only purchased a 2 room flat in non mature estate area. Hi,

1) The most important is to wait for the delivery of the final court order. You are not able to do anything without it.
2) You have to meet the criteria listed under available eligibility schemes before allow to purchase an HDB flat.
3) If you are divorced without children, you have to be a Singapore citizen and 35 years old or above to be eligible under the Single citizen scheme.
4) If you are divorced with children, you have to be either SC or SPR to be eligible under the Public scheme.
5) There are no restrictions on types of flat to buy under resale for (3) & (4).

6) You can register your intent to buy once you received your final court order. This is so that you are clear that you are eligible to purchase any resale flat without any doubt.

7) This "intent to buy" application can last for a year thus don't have to worry that it expires before you found your next home.

8) Next is to find out your financial position, this is so that you know you are not over-committed in your purchase:
(a) If you are still eligible for HLE, you may apply for one.

(b) If you are intending to get financial assistance from a bank. You may contact a banker to do a preliminary assessment (IPA) on your financial position.
You may contact the banker if you know any, otherwise, you may contact any real estate agent. I trust they are most willing to share bankers' contact.
