Hi,

1) Theoretically speaking, the maximum loan from the HDB is 80% of the value of the flat.
2) This means that you can buy a $500k flat with a loan of $400k. I can't see what is the issue on this.
3) You only need to confirm that you have sufficient funds for the 20% downpayment which is $100k.
4) You also need to be aware that you are subject to a $9,600 buyer stamp duty ($500k property) in this buying process.
5) There are legal fees and miscellaneous fees involved in the purchase. Do plan your finances carefully.
6) If the flat value is lower than $500k, for example, $480k, then your loan amount will be reduced accordingly as well; 80% of $480k.
