Am I able to buy a hdb flat if I am currently not working but I have enough cpf in OA to cover say a $300k. Also I am recently divorced with 2 kids below 18, and am I eligible for the grant as I am a first timer?

Hi

In order to purchase under public scheme, you need to have custody, care and control of both your child. If not you may also consider purchasing under singles scheme provided you are above 35. As for grants, if you are buying a resale, you will be eligible for family grant under public scheme where you will get a fixed amount of $50k for 4 room flat and below or singles grant where you can get a fixed amount of $25k for 4 room flat and below. As you are not working, you are ineligible for EHG grant which requires 12 months continuous employment. In today market where demand for HDB in high, you need to be careful not to incur unexpected COV should you purchase a unit way above it's market value.
