After 16 months of marketing, finally i have a buyer for my 3-room. However, this came at a time where i just left my job and am now jobless; and to make matters worst, the covid-19 outbreak. i was intending to buy a 4-room with my 2 grown up sons. Is this a good time to sell and buy? what are some of the considerations, pros and cons ? Thanks.

Hi, this is definitely not the right time to sell but for the property market to recover, it would probably takes another few years down the road. And by then your HDB remaining lease would get lesser by the day.

In situations where consumers are looking to sell and purchase concurrently, a homogenous market allows you to sell low and also buy low, therefore in cases where you are purchasing a bigger quantum unit, if we express the amount of savings in terms of percentage, you stand to gain more than lose in current market.

The tricky issue is that you have recently lost your job, and it makes the home loan process very tricky. I do understand that some agents will encourage you to proceed in terms of this move as you may just make the timeline consideration if you are taking up a HDB loan, but the underlying risk in being unemployed while taking up a bigger home loan can be quite significant.

No doubt you have marketed the current place for a prolong period, it is still prudent to look at the bigger picture.

In my opinion, you should base your decision on your comfort levels. How long do you see yourself being unemployed in the current situation? Are you stretching yourself too far for the upgrade? Do you have enough fund to tide over the period where you remain unemployed?

You should also consider the need to upgrade. I understand that with 2 adults sons, you may need a bigger space for your family. It would be good to weigh and discuss the options with them.

Ultimately, I always advise my clients to be prudent when it comes to property purchases. Do not over-leverage yourself, especially in times of unemployment.

With your current situation and your plans to upgrade, it may not be wise to proceed with your upgrading plans as you may have difficulty in having your HDB/bank loan approve.
