A friend would like to buy a 2nd property for permanent home in the future.
Because the wife has a share in a private property and cannot apply for hdb at all unless her share is sold/transferred.
the hdb they have is vers potential as it reaches 70 years in 20 years time and if she still has the private share they can’t get a new unit.
So question is it worth it to get a 2nd property now if not next in case if hdb is vers Or sers and they can't buy hdb then it either they get a private which will be very ex OR get into law suit with other holders for the private property to force sell.
any good advise? Thanks

Hi,
What your friend cannot control is how other shareholders of the private property react. So, the only thing your friend can do is, he can buy a 2nd property as an investment now for the future. He can rent it now or move over to the private property and rent out his HDB, whichever offers him better returns or convenience.

Why buy now? In 20 years, the population of SG would have crossed 6million easily, maybe even 7m. Material costs, labour costs and land costs would have gone up tremendously. So, to futureproof his investment, he needs to buy now and let it appreciate with the growth of SG in more ways than one.

So, it is better for your friend to manage and control his and his family's destiny by taking the investment decision in his hands than depend on outsiders. I can assist him find the best deals for the future as I study the Master Plan very carefully before advising my clients.

Every unit has potential for VERS or SERS thus if decision is made basing on this assumption, it is very dangerous that the plans may go wrong.

The decision as to whether should they get a 2nd property will lie within their current financial health, and also the growth potential for the existing private property the wife owns. Is there no option for the wife to sell off her shares in the private property?

What if 20 years down the road, HDB allows VERS/SERS owner who owns private properties to purchase another HDB due to VERS/SERS?

There are so many potential out there if we were to look into 20 years down the road, thus it is impossible to really consider base on this aspect. Where they are financially comfortable to look into a 2nd property now, I will suggest to go into it as soon as possible, given that if they are able to hold on to this property for the long term, probability of this becoming a sound investment is high unless there is a major change in the landscape within Singapore or the world.
