A friend and wife bought a resale under joint tenancy. the wife inherited a private property (20%) n she has 2 properties now …the friend wants to apply for hdb as the current one is rather old but unable due his wife status.
Anyway work around they may have?
eg for the guy to apply hdb..
She can’t sell the share in private property as the other holders don’t want to buy her share no sell the private properry

Good afternoon,

a family nucleus is required to buy a HDB. As your friend is married, he is unable to buy alone.

Alternatively can consider to sell off the HDB and buy a private alone.

Hi Man,

1) It is fair in life, you gain some and you will have to lose some!
2) Under the HDB policy, it is clear that a married couple is categorized as a single entity. They are not eligible to apply alone to buy an HDB flat.
3) It is not uncommon that you are not able to disown a property unless there is a buyer.
4) There are 2 options that I could think of:
(a) Gift: Your friend can choose to disown it by gifting it away to the co-owner.
This is a stupid suggestion as ownership of the property means there is a great deal of money involved, giving it away is not in compliance with our concept in a utilitarian society.
On top of it, the legal cost of gifting it is around $5k, the beneficiary also has to pay the BSD and ABSD if applicable.
The co-owners also might not want to bear the cost of taking over the shares.
(b) Part-share selling: The other suggestion is to sell it under-value to the co-owners. Your friend loses some money but gains the option to buy a resale flat.

5) I don't think the HDB will entertain your friend's appeal since this is not only it is against their policy, at the same time, your friend is also not under any compassionate grounds for the HDB to consider.
