If you're buying, the most important piece of info you need to know is that prices of comparable HDBs in the area have been dropping significantly since it peaked.

The balance lease of this block is also near a point where you might see major depreciation around the time you hit your MOP after buying.

If you want to buy to stay all the way until the lease expire, would not matter much to you.

If you intend to sell in the future, then it depends on the specific unit you and your agent pick out, as well as your agent's negotiating skills. Without professional help, you need to buy with the prepared mentality that there is a chance the flat might be worth about $100k less than what you are paying now, when you try to sell next time and be okay with that.
