Hi,

1) You may get a housing loan of around $280k with maximum 20 years loan tenure. Plus CPF of $200k, you can have a minimum budget of $480k.
2) Currently a 4-room flat is ranging from $560k onwards depending on location and level.
3) You properly have to include most of your cash saving to get a reasonable locaiton floor level.
4) You have to decide which estate before I could advise whether it is within or out of your budget.

If you do not have other loan installments obligations, and with good credit score, your max loan based on info shared should be approximately $308k based on 20 year loan tenure. This coupled with your CPF funds and cash, you should be able to purchase hdb flats with price range around 775k +/-
