If leasehold expiring is a concern to you as the leasehold expired- owner will not receive any compensation and be evicted under common cases.

The lesser the leasehold years, it will be harder to obtain loan and buyer interests will be lessen days by days.

Hi John,

I believe you're referring to HDB point block The Clover @ Kebun Baru.

For HDB cases, bank valuation is not valid, as in the case for all HDB purchases, a HDB appointed valuer will be the one assessing the valuation of the flat. Once valuation report is out, Banks will loan based on the report.

As for remaining lease, it is true that a property with less than 60 years balance lease, will have a smaller pool of potential buyers. This is mainly due to the maximum loan the bank can loan, and also the maximum CPF usage for the property.

This point block has a remaining lease of 64 years. If you purchase it today, and serve a 5-year MOP, it will have a remaining lease of 59 years. Your future Buyer may or may not face some issues on loan or CPF. It depends on the Buyer's profile as well.

I have the hdb appointed valuer value of only 2 units .

COV of 178k / hdb appointed valuer value it 630k / transacted at 808k for unit #06-04 in year 2013 .

COV of 55k / hdb appointed valuer value it 595k / transacted at 650k for unit #17-02 in year 2010 .

Very few units transacted , Average of Less than 1 unit per year transacted at this block past few years , the other transacted prices you can get it via public access online or call me .

As far as balance lease less than 60 years is concerned , yes the pool of buyers would be reduce due to loan restrictions and cpf usage restrictions too .

5rm #24 transacted at 880k in Jan 2016. This translate to a psf price of $606psf. You may use this psf price as a guide.

Do not be overly concern about the valuation and the shorter lease as this blk has it unique selling points and identity and will continue to attract buyers in the long run.
