Afternoon,

Based on non-citizen spouse scheme, the non-citizen spouse can only be classified as occupier hence they will not have any ownership of the unit, despite the contribution made financially.
Under single scheme, you can opt to add your spouse in as occupier should you get married after purchase of the unit. Should you opt to exclude your spouse as the occupier, they can purchase private property based on their income and credit standing. However, do note that ABSD of 15% will be payable by cash on the purchase.

Do feel free to contact me for further discussion.

Hi Sir,

Let me answer your questions:

1) Foreign spouse can only be an occupier, not the co-owner of a HDB flat, even if she makes 100% contribution in cash towards the house.

2) You can opt to buy the HDB under Single Scheme first, get married, then have the option whether to add in your spouse as an occupier after you get married. If she gets PR or Citizenship by then, you can add her in as a co-owner.

3) Your spouse is free to purchase a private residential property if her name is not in the HDB flat you purchased. If she's an occupier, she will have to fulfill the 5-year MOP before she can purchase a private property.

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen
