1. I am a SC and my husband is a foreigner, how much stamp duty and additional stamp duty do we have to pay for our first property?

2. If I purchase the property under my name only, can the bank loan be applied using both mine and my husband's income?

Good morning buyer,

Even though your spouse is a foreigner, you will only be subject to normal buyer's stamp duty (estimated 3%) and not 15% ABSD as foreigner because IRAS will treat this purchase as your matrimonial home.

And only legal owner can take up bank loan thus if this property is purchased solely under your name, only you can finance the bank loan.

Hi,

For your 1st property purchase between SC-FR married couple, IRAS will treat it as your matrimonial property, hence you will qualify for ABSD remission, and stamp duty payable is 3%.

Only the legal owners can finance the property or be the loan guarantor, hence if its under your sole name, only your income will be taken into consideration.

You do not have to worry as the ABSD will not be applicable in your case, given the first matrimonial property status. If the property is purchased under your name then only your bank loan can be under your name solely.

yes it will be just 3% BSD. I have just verified this with a law firm. Don't have to pay 15% ABSD then apply for remission.
