Woodlands has always been known as the HDB estate near the Causeway, with many commenting that it’s so close to Malaysia their phone network often goes into roaming mode (for legal purposes, this is a joke).
However, with the new developments such as the new Thomson-East Coast Line (TEL) and the Johor Bahru – Singapore Rapid Transit System Link that’s coming up by end-2026, there has been a growing interest in Woodlands.
Named Woodlands South Plains, the HDB BTO August 2022 Woodlands launch will have a total of 630 units, spread across 2-room Flexi, 3-room and 4-room flats. The site is right beside the Woodlands South MRT station on the TEL, which means residents get an alternative and possibly speedier route to town.
Additionally, Ang Mo Kio residents affected by the Selective En Bloc Redevelopment Scheme (SERS) will now have the option to apply for a BTO flat. Under the Resettlement, Relocation, Sers and Tenants’ Priority Scheme, 10% of the BTO flats offered will be set aside for eligible households. Residents can apply for the Central Weave @ Ang Mo Kio BTO project, Choa Chu Kang’s Keat Hong Grange BTO project, Woodlands South Plains BTO project in Woodlands, and Sun Plaza Spring BTO project in Tampines.

The BTO 2022 Woodlands South Plains project is located along Woodlands Avenue 1, which leads to Woodlands South MRT station. It is bounded on the other side by Woodlands Drive 16 and a future road that connects Woodlands Drive 17 and Woodlands Avenue 6. The site will yield 630 units, of which are 275 2-room Flexi flats, 87 3-room flats and 268 4-room flats.
Woodlands is the nearest town to the Causeway (First Link) that connects Singapore by land to Malaysia. Typically, Woodlands’ residents travel either by bus or via the North-South Line to the Central Business District (CBD). But once Stage 3 of the Thomson-East Coast Line becomes operational in 2024, getting to places like Orchard, Shenton Way, and Bedok will soon be quicker and more direct.
The new Johor Bahru – Singapore Rapid Transit System Link, which is coming up by end-2026, will give residents a speedier and smoother journey to Johor Bahru via Woodlands North, which is just two stops away via the TEL. They can use this same MRT line to access the Woodlands bus interchanges, Causeway Point and Woodlands Civic Centre (which houses the Woodlands Regional Library) near Woodlands MRT station.
Various amenities are closeby to the HDB BTO Aug 2022 Woodlands South Plains site, such as ACE The Place Community Club, Woodlands Health Campus, Masjid Yusof Ishak, Vista Park, Mandai Tekong Park, Vista Point shopping mall, and 888 Plaza.
Upcoming facilities include the Woodlands Health Campus, slated to open progressively from 2023 and also the Woodlands Regional Centre, which is set to be developed over the next 15 years. For active folks, the Ulu Sembawang Park Connector is near the south of the site, as well as Admiralty Park and Woodlands Waterfront Park to the north.
Woodlands HDB BTO Price (HDB BTO August 2022 Launch)
Besides the Jurong East Breeze launch, the August HDB BTO 2022 Woodlands South Plains launch is one of the more affordable projects in the HDB BTO August 2022 exercise. This is likely due to Woodlands’ status as a non-mature town, distance from the city centre and location outside Singapore’s central region.
Looking at past application rates of 1.4, 5.4, and 4.4 for 2-room Flexi, 3-room, and 4-room units respectively, it’s safe to say successfully balloting for a flat in this launch will be moderately difficult. With the new developments in the area and proximity to Woodlands South MRT station, there might be slightly stiffer competition for the 630 units available.
One thing we feel lacking is that this time around is that there are no 5-room flats available. Thus, larger families or those looking for a bigger space may be disappointed.
According to the HDB resale flat prices in Singapore by estate for Q2 2022, the median resale prices of 3- and 4-room flats were $337,000 and $450,000 respectively. If the announced BTO prices remain consistent with previous Woodlands BTO launches, those lucky enough to snag a unit and sell it after the 5-year Minimum Occupation Period (MOP) can expect decent capital gains.
Budgeting for Your Woodlands August 2022 BTO Home Loan
The Woodlands South Plains BTO flats seem reasonably priced, but as with all big-ticket purchases, it’s still a must to budget for your new home before deciding to ballot for a flat.
In the table above, we have used the lowest starting price estimates, but your actual price will vary depending on the unit you select. All prices stated here exclude CPF housing grants.
For the purposes of this illustration, we’ve assumed an interest rate of 2.6% and an LTV of 85% for the HDB loan. For the bank loan, we’ve used 75% LTV and an interest rate of 2.3%, which is the lowest applicable rate on PropertyGuru Finance at the time of writing.
