The May 2022 BTO exercise has concluded and the August 2022 HDB BTO launch is here. Three of the six estates in the current BTO launch are mature estates, including Bukit Merah, Tampines and Ang Mo Kio.
As predicted, the Bukit Merah flats fall under the Prime Location Public Housing (PLH) model. Hence, if you’re seeking a well-located home that is unrestricted by PLH rules, you will want to consider these August 2022 Ang Mo Kio BTO flats.
Named Central Weave @ AMK, the upcoming BTO 2022 Ang Mo Kio launch site is located less than 10 minutes’ walk from Ang Mo Kio MRT station, which connects directly to Raffles Place in the CBD without having to change lines. The Central Weave @ AMK BTO Aug 2022 project is priced at a premium since Ang Mo Kio is in a central-location mature estate.
The Ang Mo Kio August 2022 BTO launch consists of 896 2-room Flexi, 4-room, 5-room and 3Gen flats. The availability of larger flat types makes it suitable for bigger or multi-generational households. The availability of schools in the area also makes it suitable for families with multiple children.
This is not a particularly big launch, so these upcoming BTO flats in Ang Mo Kio are likely to be heavily oversubscribed. And unlike the Aug 2022 Bukit Merah HDB BTO launch, the Ang Mo Kio Aug 2022 HDB BTO launch does not fall under the PLH model, which likely means even higher demand.
HDB’s resale statistics for Q2 2022 indicate that the median resale price for 4-room and 5-room flats in Ang Mo Kio was $515,000 and $785,000 respectively. These are actually quite close to the current Ang Mo Kio BTO prices, likely due to many of the Ang Mo Kio resale flats being older flats.
Newer resale flats in the area are considered expensive. Hence, future residents of this batch of August 2022 BTO flats can expect attractive capital gains should they choose to sell their property after the Minimum Occupation Period (MOP) is over.
