The August 2022 HDB BTO launch has been released! With 4,993 units spread out across six estates, this launch is going to be another exciting one. This time, we have units in quite a few mature estates up for grabs, namely Ang Mo Kio, Bukit Merah and Tampines.
The Bukit Merah flats, Alexandra Vale and Havelock Hillside, all fall under the Prime Location Public Housing (PLH) model. This means that buyers of these flats will face certain restrictions such as a longer, 10-year Minimum Occupation Period (MOP), a subsidy clawback, and not being able to rent out the entire flat even when the MOP is over.
In terms of non-mature estates, budget-conscious buyers can choose between the Choa Chu Kang, Jurong East and Woodlands August 2022 BTO projects.

As usual, we can expect the mature estate launches to be heavily over-subscribed. In particular, more attention is likely to be directed towards the Ang Mo Kio August 2022 BTO project, Central Weave @ AMK, as it is a short walk from Ang Mo Kio MRT station and relatively close to the city centre.
Another huge plus is that the Central Weave @ AMK Ang Mo Kio Aug 2022 HDB BTO launch does not fall under the PLH model.
The projects in the non-mature estates are well worth a look too. The Jurong East and Woodlands August 2022 HDB BTO launch sites – Jurong East Breeze and Woodlands South Plains – are in relatively established estates with a decent range of amenities and are located within walking distance of MRT stations. In addition, the Jurong East Breeze August 2022 Jurong East BTO launch can offer good investment potential due to the development of the Jurong Lake District.

The Central Weave @ AMK Ang Mo Kio HDB BTO August 2022 launch consists of a total of 896 2-room Flexi, 4-room, 5-room and 3Gen flats. What’s notable about the launch is that it offers large 3Gen flats; the past few years of working from home have changed the way we shop for houses and this larger flat type is likely to appeal to both multi-generational families and families who prefer larger living spaces.
Located less than 10 minutes’ walk from Ang Mo Kio MRT station, which connects directly to Raffles Place MRT station in the CBD without the need for line changes, the Ang Mo Kio August 2022 BTO project offers a fairly easy way to get to the city core for work or for play.
Central Weave @ AMK also occupies a fairly central position in the neighbourhood, being right next door to the town centre and Ang Mo Kio Hub/Bus Interchange. Families with children will be spoiled for choice as there are many schools within walking distance, including primary schools, secondary schools, a JC and a polytechnic.

In August 2022, there will be two launches in Bukit Merah – Alexandra Vale and Havelock Hillside. The former is located along Alexandra View and the latter at Havelock Road.
Alexandra Post Office currently occupies the Alexandra Vale Bukit Merah August 2022 BTO site. Initially, the site was planned for the May 2022 BTO launch but was pushed to the August 2022 BTO launch. The site offers 182 3-room units and 600 4-room units.
Alexandra Vale will be located about a four-minute walk from Redhill MRT station. Amenities in the immediate vicinity include Redhill Market, Delta Swimming Complex and Delta Sports Hall.
The second BTO project, Havelock Hillside, will be located at Havelock Road, next door to Kim Seng Community Centre, about a nine-minute walk from Tiong Bahru MRT station and Tiong Bahru Plaza. The upcoming Havelock MRT station on the Thomson-East Coast Line, which is expected to open later this year, will be just a four-minute walk away. There are 171 3-room units and 698 4-room units up for grabs.
Both BTO launches in Bukit Merah enjoy excellent locations on the city fringe, enabling residents to commute to the CBD in minutes. However, only 3-room and 4-room units are available, making them less suitable for larger households. In addition, they both fall under the PLH model, meaning the owners are subject to tighter restrictions.
Even if you do manage to score a ballot number for the August 2022 Bukit Merah BTO projects, you’ll have to wait a long time for your home to be built. The estimated waiting times for the Alexandra Vale and Havelock Hillside BTO projects are 61 and 68 months, respectively. Those who are unwilling to wait out the long BTO completion times will be deterred from applying for these flats.

Keat Hong Grange Choa Chu Kang August 2022 HDB BTO Review

The Keat Hong Grange BTO launch in Choa Chu Kang will consist of 987 2-room, 3-room, 4-room and -5-room flats located on Keat Hong Link, bordered by Choa Chu Kang Avenue 7 and Choa Chu Kang Grove.
The Choa Chu Kang Aug 2022 HDB BTO location is not the most convenient as commuters will have to rely on the LRT system to link them up with the MRT network. Additionally, the nearest LRT stations, Teck Whye and Keat Hong, are 8 minutes’ and 10 minutes’ walk away, respectively.
While the location is not great, the Choa Chu Kang flats are likely to be affordably priced and there’s a bumper crop of 980 flats up for grabs. For those who urgently need a flat, this BTO project could be low-hanging fruit.
Though connectivity is not a plus point, being close to the Choa Chu Kang Park connector gives them access to nature. Additionally, residents are within walking distance of shopping centres such as Keat Hong Shopping Centre and Teck Whye Shopping Centre. But if they require more comprehensive amenities, they might need to travel to Lot One or Bukit Panjang Plaza.

562 units of 2-room Flexi, 3-room and 4-room flats will be up for grabs in Jurong East Breeze HDB BTO August 2022 Jurong East launch.
Future residents of Jurong East Breeze may be able to capitalise on the investment potential of property in the Jurong Lake District, which is currently undergoing redevelopment, as well as the proximity to the Jurong East shopping district.
However, it should be noted that the Jurong East August 2022 BTO project does not have the most central location within the neighbourhood. At present, MRT connectivity is not fantastic, with the upcoming Toh Guan MRT station opening only in 2028, a year or two after residents collect their keys to the BTO flats. Until then, the nearest MRT station is Jurong East, about 20 minutes’ walk away.
There is a smattering of amenities and schools in the area. However, the Toh Guan neighbourhood is still largely an industrial area. For daily necessities and F&B and entertainment options, future residents might have to head to Jem, JCube, and/or Westgate.

The Sun Plaza Spring Tampines August 2022 HDB BTO project is bounded by Tampines Street 41 and Tampines Street 42, in an area of Tampines that is currently undergoing redevelopment. The nearest MRT stations, Tampines and Tampines East, are located approximately 10 minutes’ walk away. Future residents have easy access to the East West and Downtown lines.
Residents will enjoy proximity to the scenic Tampines Eco Green. In addition, there are quite a few amenities within walking distance, including the area’s main mall, Tampines Mall, and Tampines Regional Library.
For families with young children, there are several choice schools in the area, including Gongshang Primary and Dunman High School.

The Woodlands South Plains BTO project enjoys relatively good connectivity despite being in a non-mature estate. Woodlands South MRT Station on the Thomson-East Coast Line is right next door. Residents can also walk to Woodlands MRT station as well as Causeway Point, the area’s major shopping mall, in about 21 minutes.
Another strong point of the Woodlands South Plains BTO site is its proximity to a wide variety of schools, including various primary and secondary schools, the Singapore Sports School and Yishun Innova Junior College.
The August 2022 Woodlands HDB BTO project is located in the southern part of Woodlands. This is a relatively new area of the neighbourhood with some roads still being built. So, residents will need to be patient as amenities establish themselves in the area.

Conclusion: Which August 2022 BTO Flat Should I Pick?
The flats in non-mature estates, particularly Choa Chu Kang, are likely to be the most affordably priced due to their distance from the city centre. While Choa Chu Kang’s connectivity by public transport leaves much to be desired, Woodlands could be a good option for budget-conscious households as the site is very near the train station. The Jurong East flats are also well-priced, with 4-room flats starting from $283,000.
The BTO launches in Bukit Merah, Alexandra Vale and Havelock Hillside, offer an enviable city fringe location within walking distance of an MRT station. The same goes for the Central Weave @ AMK August 2022 Ang Mo Kio BTO launch. But competition for these flats is likely to be fierce.
The Ang Mo Kio and Tampines flats are likely to be very in demand, thanks to their status as mature HDB estates. Another plus for the Sun Plaza Spring August 2022 Tampines BTO launch is that it has the shortest waiting time of 36 months. As the Bukit Merah flats fall under the PLH model, that might give the popularity of the Ang Mo Kio flats a boost, since they are the next most central mature estate launch.
