In the August HDB BTO 2022 launch, there will be flats from three non-mature estates up for grabs, namely Jurong East, Choa Chu Kang and Woodlands.
Of the three non-mature launches, the HDB BTO 2022 Jurong East Breeze flats are likely to be in the highest demand due to their location in an established neighbourhood that is slated to become Singapore’s second CBD and is also near the Jurong Lake District, which is under redevelopment.

The Jurong East Breeze BTO Aug 2022 flats will be located in the Toh Guan area which is quite industrial. As such, the amenities in the area leave much to be desired.
Another drawback of the Jurong East HDB BTO 2022 project is that MRT connectivity is currently not the best. But this will only improve when the Toh Guan MRT station on the Jurong Region Line (JRL) opens in 2028. Considering BTO projects take three to five years to build, future residents will likely only have to put up with this inconvenience for three years at most.
Meanwhile, future residents should be prepared for one or two years of having to take a connecting bus to the nearest existing MRT stations, Chinese Garden and Jurong East, on the East-West Line, or walk 18 to 20 minutes to the respective stations.
Despite the downsides of the immediate area surrounding the Jurong East Breeze BTO 2022 flats, residents are still only about 20 minutes’ walk away from the Jurong East shopping district with its many popular malls such as Jcube, Westgate, and JEM.
One plus point is those who jog, cycle or like the outdoors will be pleased that the park connectors run very near the Jurong East Breeze BTO 2022 site, giving them easy access to nature.

Although the BTO 2022 Jurong East launch will be more affordable than the launches in mature estates, it is still likely to be relatively expensive for a non-mature estate launch and could see high demand due to buyers hoping to capitalise on the development of Jurong East and the Jurong Lake District to enjoy a boost in property value.
The Jurong East HDB BTO 2022 launch will consist of 562 2-room Flexi, 3-room and 4-room flats located at a site next to the Pan Island Expressway on Jurong East Street 24. Out of the 562 BTO flats, 223 are 2-room Flexi flats, 87 are 3-room flats and 252 are 4-room flats. Jurong East Central will run close to the flats.
As 5-room flats are not available, the HDB BTO 2022 Jurong East launch will likely attract interest from couples without kids or smaller families.
HDB’s resale statistics for Q2 2022 indicate that the median resale price for 3-room and 4-room flats was $351,500 and $490,000 respectively, indicating good capital gains after the expiry of the 5-year Minimum Occupation Period (MOP). Capital gains moving forward might be even more attractive due to the opening of the new MRT stations.
