Based on the Singapore Property Market Report Q3 2023, rental prices for non-landed private property fell by 2.9% quarter-on-quarter (QoQ) in Q2 2023, compared to Q1 2023. This is the first recorded decline since 2018!
Finally, great news for renters. As more non-landed private properties continue to receive their Temporary Occupation Permit (TOP), the supply of such homes available to be put up by landlords for rent will increase. This is already happening: the Rental Supply Index for non-landed private properties, which tracks the number of all non-landed private property sale listings on PropertyGuru Singapore, tracked a 24.1% QoQ increase.

In Q2 2023, top condos for rent in Singapore shared these traits:
  • Most of them were in the RCR or Outside Central Region (OCR). Only two were in the CCR. This differed from Q1 2023 top condos for rent in Singapore as those were mostly CCR or RCR
  • Most of the top condos for rent in Singapore were large developments (more than 500 units each and over 1,000 units), but there were some outliers like WhiteHaven, which has just 120 units
  • There were three projects from District 22 and four projects from District 5, with the former in OCR and the latter straddling RCR and OCR. This is probably because rents further from the city centre were more affordable and near international schools (e.g. Canadian International School and One World International School)
  • Q1 2023 top condos for rent in Singapore and remained on the top 10 list for Q2 2023 were City Square Residences, The Sail @ Marina Bay and d’Leedon
According to the Singapore Property Market Report Q3 2023, tenants are more attracted to areas further away from the CBD as the rents there are lower. For landlords, despite the lower rents, their rental yield remains high due to the lower buying price of the property in those areas. This is probably why District 22 and District 5 are the top favourites on the list this quarter.
