Tampines appears to be a popular location for HDB to launch BTO flats. In the year alone, there were three BTO launches in the estate. Notably, the Tampines BTO launch in November 2019 saw an oversubscription rate of over 14 applications to one unit for 4-room and 5-room flats. Will the upcoming August 2020 Tampines BTO launch garner the same hype?
Because of the postponement of May’s launch, there are now two separate projects in the August sales launch. This article will cover Tampines GreenCrest and GreenGlade, which are in Tampines North and originally part of the August launch.

While Tampines GreenCrest and GreenGlade are not currently near any MRT station – Tampines MRT is over 3 km away – the upcoming Tampines North MRT will be opened in the first phase of the Cross Island Line (CRL) project (slated for completion in 2029).
Five minutes away from the upcoming Tampines North MRT (Cross Island Line, CRL)
When completed, the MRT line will run through areas like Ang Mo Kio, Hougang, and Pasir Ris, greatly improving accessibility. For example, Ang Mo Kio will just be five MRT stops away on the CRL. To put things into perspective, it currently takes about an hour to get from Tampines to Ang Mo Kio. And if you travel using the typical route, you not only have to change from the East West Line to the North South Line, but you’re also looking at a journey of 20 stops.
When the CRL is fully completed, it will stretch all the way to the west of Singapore, connecting to areas like Bukit Timah and Jurong Lake District. What’s more, the line will have the most number of interchanges out of all the MRT lines in Singapore, providing residents with even more alternative travel routes.

IKEA, Giant and Courts are 10 minutes away
This might be hard to believe, but Giant, IKEA, and Courts are clustered in the same area just 10 minutes away by foot! This will make it extremely convenient for residents to head out for groceries, as well as new furniture and appliances.
While the BTO flats aren’t exactly situated at the heart of Tampines where key amenities like Tampines Mall and Tampines 1 are, residents can still get there within 10 minutes by car. There’s also Our Tampines Hub in this same area—housing a regional library, hawker centre, sports facilities, and shopping and dining options all under one roof!
White Sands Mall is nearby
For residents who want something different, they can also head to White Sands mall in Pasir Ris, which will also be a short car or bus journey away.

Tampines GreenCrest and GreenGlade are the most affordable August 2020 flats in the mature estate category.
Although located in the mature estate of Tampines, the location for this batch of BTO flats are relatively inaccessible at the moment. This explains why its prices are lower, similar to other projects in non-mature estates that have upcoming developments.
Conclusion: Should you ballot for the Tampines GreenCrest and GreenGlade BTO?
Judging by the high application rates for Tampines BTO flats in the November 2019 launch, it wouldn’t be surprising if we see a good amount of competition for this launch too. However, there’s reason to believe that demand may be slightly more tempered.
In the case of the November 2019 Tampines launch, the BTO units were at the heart of Tampines and only a few minutes away from Tampines MRT. As for the August 2020 BTOs, the upcoming Tampines North MRT will only open in 2029, which means buyers will have to wait five to six years before having an MRT station within walking distance.
That said, if you’re willing to wait it out, there is a good chance the CRL will bring considerable upside to your property value once it’s fully ready.
As an added perk, HDB has announced that there will be a shorter waiting time for these Tampines BTO flats.
