If you’ve been trying to get your hands on a BTO flat, you’re in for a treat. The HDB May/August 2020 BTO launch is offering BTO flats in five popular estates. This is more than usual: the previous BTO launch in February 2020 only featured two estates: Sembawang and Toa Payoh. In 2019, each BTO launch offered flats in only up to three estates.
For aspiring “easties” or “westies”, this May/August 2020 HDB BTO launch is definitely something to keep your eye on. BTO flats will be offered in three west-side estates: Bukit Batok, Choa Chu Kang, and Tengah. Over in the east, BTO flats will be launched in Pasir Ris and Tampines.
Whichever side you’re on, here’s a breakdown of what to expect for the BTO flats in each estate.

Bukit Batok BTO – postponed until further notice

Bukit Batok BTO Location: Near Bukit Batok and Bukit Gombak MRT

The Bukit Batok BTO flats will be located along Bukit Batok West Avenue 9 and Bukit Batok West Avenue 6, just a few streets away from the Pan Island Expressway (PIE). Bukit Batok MRT and Bukit Gombak MRT are a short bus ride away.
Notably, the BTO flats will be located close to the upcoming Tengah Park MRT—expected to open in 2027. This station will be part of the upcoming Jurong Region Line (JRL), which will connect residents to other parts of the west such as Tengah and Choa Chu Kang.

Bukit Batok BTO Unit Mix: Assisted Living Flats

The BTO flats will be in the form of Assisted Living Flats. These are a new type of HDB housing catered to seniors—the flats will be integrated with care services and situated within a community. 160 of these flats will be offered as part of the Bukit Batok BTO launch.

Bukit Batok BTO Amenities: West Mall, Bukit Batok Polyclinic and more

With the new BTO flats forming part of an integrated development, new residents will have a hawker centre right at their doorstep. Some of the key amenities nearby include West Mall and Bukit Batok Polyclinic, both of which are a short bus ride away.
There will also be a park just across from the BTO flats, so residents can enjoy a morning or evening stroll over there. In addition, Bukit Batok Park Connector is in the vicinity for residents to enjoy even more greenery.

Bukit Batok BTO Price: TBC

The prices for the Bukit Batok BTO flats will only be released during the HDB BTO sales launch. To give you a rough gauge of what prices to expect for these flats, below are prices for the last launch in Bukit Batok back in August 2017.

BTO flats at Bukit Batok will be much cheaper than more in popular areas like Toa Payoh. As a comparison, the starting price for a 4-room flat at Toa Payoh was $350,000 (excluding grants) during the February 2020 HDB BTO launch.

Keat Hong Verge Choa Chu Kang BTO Location: Near Keat Hong LRT

The Choa Chu Kang BTO flats will be located along Choa Chu Kang Grove and Keat Hong Link. Keat Hong LRT station will be just across the road from the BTO flats, with Choa Chu Kang MRT only 2 stops away.
With Choa Chu Kang MRT set to be connected to the Jurong Region Line (JRL) in 2026, residents can look forward to better accessibility to other parts of the west such as Tengah and Jurong West.

Keat Hong Verge Choa Chu Kang BTO Unit Mix: 2-, 3- and 4-Room flats

2-room Flexi, 3-room, and 4-room flats will be offered as part of this BTO launch in Choa Chu Kang, for a total of 570 units.

Keat Hong Verge Choa Chu Kang BTO Amenities: Lot 1 Shoppers Mall and more

Owners of the new BTO flats can take a bus or LRT to Lot 1 Shoppers Mall. If they take the LRT, this will be just 2 stops away. For residents who prefer a different mall, they can head to Junction 10 at Bukit Panjang—also 2 LRT stops away.
For families who want to enjoy the outdoors, Choa Chu Kang Park Connector is located nearby. There is also Pang Sua Park Connector over at the Bukit Panjang area.
To meet medical needs, residents can take a short bus journey to Choa Chu Kang Polyclinic.

Parc Residences @ Tengah BTO Location: Near upcoming Tengah Plantation MRT

The Tengah BTO flats will be located along Bukit Batok Road and Tengah Park Avenue. The flats will be just a few roads down from the Pan Island Expressway (PIE), providing a good connection for drivers to the rest of Singapore.
Residents can look forward to the upcoming Tengah Plantation MRT that will be within walking distance from the BTO flats. Expected to open in 2027, the MRT station will be part of the Jurong Region Line (JRL), better connecting residents to other parts of the west.
Until the Tengah Plantation MRT is open, the nearest MRT station will be Bukit Batok MRT, situated just a short bus ride away.

Parc Residences @ Tengah BTO Unit Mix: 2- to 5-Room flats

Those keen to live in what will become Singapore’s newest town can look forward to a good mix of flat options. A total of 1,044 BTO flats will be offered, in the form of 2-room Flexi, 3-room, 4-room, and 5-room BTO flats.

Parc Residences @ Tengah BTO Amenities: Bukit Batok Park Connector, Polyclinic and more

With plans for Tengah to be a “Forest Town”, residents will find themselves amidst much greenery in the form of parks and community gardens. For those who want to venture out a little more, Bukit Batok Park Connector is also in the vicinity.
West Mall at Bukit Batok will be a short drive away, along with Bukit Batok Polyclinic. For those who want to keep fit, Bukit Batok Swimming Complex and Jurong East Sports Centre are not too far away.
Notably, the BTO flats will be located close to the upcoming Jurong Innovation District. With the first phase planned to open in 2022, residents can look forward to new jobs near home.

Costa Grove Pasir Ris BTO Location: Opposite Pasir Ris MRT

The Pasir Ris BTO flats will be located along Pasir Ris Drive 3, just diagonally opposite Pasir Ris MRT. The flats will also be right behind Pasir Ris Park, beyond which lies the coastline. Tampines Expressway (TPE) will be only a few streets away.
Residents can look forward to the upcoming connection of Pasir Ris MRT to the Cross Island Line (CRL). The first phase of this new MRT line (which includes Pasir Ris MRT) is slated to be operational by 2029, and can get residents to areas such as Ang Mo Kio directly via train.

Costa Grove Pasir Ris BTO Unit Mix: 2- to 5-Room flats

2-room Flexi, 3-room, 4-room, and 5-room BTO flats will be offered as part of this launch, for a total of 1,070 flats. Similar to the Tengah launch, interested BTO flat owners will have a good spread of flat types to choose from.

Costa Grove Pasir Ris BTO Amenities: Pasir Ris Park, Downtown East and more

With the BTO flats located just behind Pasir Ris Park, residents can enjoy activities such as cycling, camping, and even dining over at the park.
For residents who enjoy sports and staying fit, Pasir Ris Sports Centre is a stone’s throw away. Downtown East is yet another place homeowners can go to on weekends to dine and enjoy attractions such as Wild Wild Wet.
For shopping and even more dining, new owners can head to White Sands mall located nearby.

Tampines GreenOpal BTO Location: Near Bedok Reservoir MRT

The Tampines BTO flats will sit along Bedok Canal and right next to the Pan Island Expressway (PIE). With this expressway almost at their doorstep, owners of the new BTO flats will have good accessibility to other parts of the island.
The Tampines BTO flats will also be situated along the Downtown Line (DTL). The nearest MRT station will be Bedok Reservoir MRT, located across Bedok Canal.

Tampines GreenOpal BTO Unit Mix: 3- to 5-Room flats

3-room, 4-room, and 5-room flats will be made available as part of this BTO launch at Tampines. A total of 1,070 flats will be offered.

Tampines GreenOpal BTO Amenities: SAFRA Tampines and more

With the BTO flats situated along Bedok Canal and Bedok Park Connector, new residents will have scenic surroundings close to home for activities like cycling or jogging. Furthermore, Bedok Reservoir is also located close by—on the opposite side of Bedok Canal.
SAFRA Tampines is in the vicinity, where residents can play squash, badminton, soccer, or swim. For even more recreation options, they can head over to Our Tampines Hub. Currently Singapore’s biggest integrated community and lifestyle hub, the mega development comprises offerings such as sports and arts facilities, shops, and a hawker centre.
The nearest mall to the BTO flats will be Eastpoint Mall, which residents can reach by taking a bus. For more mall options, homeowners can head over to nearby developments such as Tampines Mall and Tampines 1.

The Tampines BTO flats are significantly more expensive than in Bukit Batok, Choa Chu Kang, and Tengah. This could be partly due to Tampines’ status as a mature estate where more amenities have built up over time.
All in all, owners of the May/August 2020 HDB BTO flats will enjoy good transport accessibility either by the time they are up, or a couple of years after. For those interested in living in the west, the Bukit Batok and Choa Chu Kang BTO flats remain as relatively affordable options. Tengah might be the preferred choice for those keen to live in a brand new estate with novel offerings and don’t mind forking out a bit more. Over in the east, the Pasir Ris and Tampines BTO flats will probably command a premium since they are mature estates, although residents will get to enjoy being near water bodies, nature, and many amenities.
