Originally slated for launch in May 2020, the Costa Grove Pasir Ris BTO has since been postponed to the August 2020 launch.
When it comes to the Costa Grove Pasir Ris BTO flats, it almost feels like things are too good to be true. The BTO units are not only close to Pasir Ris Beach, they’re also within walking distance from Pasir Ris MRT.
The 1,070 units of 2-room Flexi, 3-room, 4-room, and 5-room units offered will also be in a mature estate, promising a superb locale that’s easily accessible, with lots of nearby amenities and recreational things to do with the family. However, expect the BTO flats to fetch a higher price compared to some of the other launches in August.

Near Pasir Ris MRT, which will be on the new Cross Island Line
Pasir Ris MRT station will be only about 600m away, taking residents less than 10-minutes if they walk. Pasir Ris MRT station will be part of the CRL in future, with the first phase slated to be operational by 2029. With this phase ready, Costa Grove residents will be able to gain easy train access to areas such as Serangoon, and Ang Mo Kio.
When the entire 50km line is ready, it will better connect residents not just to the northeastern areas, but also areas far west like Jurong Lake District. Furthermore, the CRL will have the most number of interchange stations, providing residents with more alternative routes to their destinations.

In addition, the BTO units will be near elevated cycling and pedestrian paths that provide a direct connection from a town centre to the park. This town centre will be in the form of a mixed-use development comprising retail and housing units, as well as the future Pasir Ris Integrated Transport Hub that sits adjacent to the Pasir Ris MRT station.
Beyond Pasir Ris Park lies Pasir Ris Beach and the sea—if you’re lucky enough to get the right unit, you’ll be able to enjoy panoramic beachfront views of the sea right from your doorstep!
These flats are set to be an attractive proposition for multi-generational families in Pasir Ris, allowing young families to live closer to their family.

Costa Grove isn’t just close to the sea and a park.

However, although more expensive than the August 2020 BTO launches in the non-mature estates of Choa Chu Kang, Tengah and Woodlands, Costa Grove is actually one of the more affordable mature estate projects.
It’s only slightly more expensive than the new flats at Tampines, but much cheaper than those at Ang Mo Kio, Bishan and Geylang.
Conclusion: Is the Costa Grove Pasir Ris BTO any good?
All things considered, Costa Grove seems to offer the best of both worlds: it boasts the convenience and accessibility of a mature estate, yet features quite an affordable price tag.
The current site is already very developed, with shopping malls and other amenities almost at its doorstep. But that’s not all – further developments like the upcoming Cross Island Line in the area are likely to give properties in this area an uplift in future as well.
That said, competition is expected to be stiff, so consider carefully if you need a flat urgently. Although there are 1,070 units, mature estates like Pasir Ris tend to be more popular, and the last time BTO flats were launched here was almost 10 years ago—in 2011.
