For quite a while now, Punggol has been the popular choice for aspiring HDB BTO flat owners in Singapore. However, that will soon change with the emergence of Tengah as Singapore’s newest town. HDB has also announced the latest batch of Tengah BTO flats in August 2020.

Located in Tengah Town’s new Park district, Parc Residences @ Tengah has 1,044 2-room Flexi, 3-, 4-, and 5-room flats spread across 12, seven to 14 storey blocks.

In case you didn’t know, Tengah town will be Singapore’s first car-free town centre and also the first to have smart technology planned across the town from the beginning. These are just among the many perks residents can expect. With that, let’s take a look at what’s in store for you if you’re eyeing to get a flat at Parc Residences @ Tengah.

1) Parc Residences @ Tengah is located in Tengah’s Park District, Singapore first ‘car-free’ town

Parc Residences @ Tengah is bounded by Tengah Park Avenue and Tengah Drive, and is located at the edge of Tengah’s Park District, which will be a ‘car-free’ town. It will also be integrated with a neighbourhood centre which will offer 40 shops providing food and retail options, as well as amenities such as hair salons, tuition centres, a food court, a supermarket, a sports centre, a policlinic and a childcare centre. In addition to that, the town will also be served by the Tengah Plantation MRT station along the upcoming Jurong Region Line (JRL).

Residents can also travel out to West Mall in Bukit Batok, which will be just a short drive away. Jurong East Sports Centre, as well as another proposed sports and recreation centre near the upcoming Jurong Innovation District (JID), will also not be too far away.

In addition, there will be a number of schools in the vicinity. This includes Dazhong Primary, St Anthony’s Primary, Dunearn Secondary, and Millennia Institute.

Bukit Batok Polyclinic is also just a short bus ride away for residents to get some of their medical needs met.

2) The JRL will be almost a stone’s throw away

The Tengah BTO flats will be within close walking distance to the upcoming Tengah Plantation MRT. Planned to be operational in 2027, the MRT station will sit on the JRL, providing good connections for residents to other parts of the west. For example, residents will be just 3 stops away from Choa Chu Kang MRT and 4 stops from Jurong East MRT. The JRL is slated to open in phases from 2026, and is expected to be fully operational in 2028.

Those who drive also don’t have to worry about the Tengah BTO units being “ulu”. After all, the Pan Island Expressway (PIE) will only be a few streets away, so they’ll be able to get to other parts of Singapore quickly.

3) Jurong Innovation District (JID): Advanced manufacturing jobs closer to home

The Tengah BTO flats will be just a short drive or bus ride from the upcoming JID. The sprawling 600-hectare development will be an advanced manufacturing hub comprising 5 precincts, playing host to activities like R&D, training, production, and distribution.

Back in Oct 2019, it was announced that well-known European firms like Siemens and Bosch are slated to be part of the JID. For residents with the relevant credentials, they could well find themselves living conveniently close to work.

The initial phase of the JID is expected to be completed in 2022, which will see the creation of more than 95,000 new jobs.

A total of 1,044 Tengah BTO flats will be on offer—consisting of 2-room Flexi, 3-room, 4-room, and 5-room flats. As such, applicants will have a good spread of flat types to choose from.

While it might take a while for a fresh estate like Tengah to build up its amenities, the town makes up for this with a good number of exciting and novel offerings. From living amongst lush greenery enabled with smart technology to being near momentous developments like JID and JRL, residents will have lots to look forward to.

It’s expected that these Tengah BTO flats will appreciate in value in future given upcoming major developments like the JRL, as well as amenities that will progressively emerge as the estate matures.

Lee Sze Teck, Director of Research at Huttons Asia anticipates Parc Residences @ Tengah as one of his top picks: "Parc Residences @ Tengah will appeal to those who love nature as it’s integrated into its design. This will also be the first car-free town centre in Singapore and the town centre will be directly connected to an MRT station.

"One word of caution for buyers looking at Tengah is the large supply of flats which has been offered since Nov 2018. An estimated 10,600 flats will be offered by Feb 2021. These flats will be completed within the next three to five years, giving a bit of competition to those who are looking to sell after the Minimum Occupation Period (MOP)."

What’s more, these Tengah BTO flats probably won’t be that costly—the starting price for a 4-room flat in Tengah during the November 2019 BTO launch was $242,000, comparable to that of a 4-room BTO flat in Sembawang.
