1) 2,134 Woodlands BTO units available, higher chances of securing a flat
That’s a pretty generous offering compared to the number of BTO flats usually on sale. For example, the highest number launched in an estate for the May 2020 BTO launch was only half this figure (1070 units at Tampines estate)!
Additionally, aspiring owners can look forward to picking from a wide range of flat types: 2-room flexi, 3-room, 4-room, and 5-room. Young couples and families can opt for the smaller, more affordable 2- and 3-room flats, while the bigger families with children and/or elderly can choose the more spacious 4- and 5-room ones.
Given the number of available flats and the fact that many applicants for the August 2020 launch will be eyeing more popular locations like Bishan and Ang Mo Kio, we expect that Woodlands-hopefuls will probably have a good chance of securing a unit.
2) Most of the Woodlands BTO flats are located at the heart of Woodlands—right opposite Woodlands MRT
Out of the 2,134 Woodlands BTO flats, 1,785 units at UrbanVille @ Woodlands will be a 3-minute walk from Woodlands MRT. What’s exciting is that Woodlands MRT is part of the first phase of the Thomson-East Coast Line (TEL) which opened earlier this year. Other stations completed as part of this phase include Woodlands North MRT and Woodlands South MRT.
Come late 2020, 6 more stations are slated to open: Springleaf, Lentor, Mayflower, Bright Hill, Upper Thomson, and Caldecott. When the entire TEL is opened in 2024, residents will have direct train access on the TEL to stations like Orchard, Shenton Way, Tanjong Katong, and Bedok South.
Apart from having Woodlands MRT almost at their doorsteps, residents will also be living in the heart of Woodlands—where amenities like Causeway Point and Woodlands Civic Centre reside. Over at Causeway Point, families will be able to shop, dine, and catch a movie. At Woodlands Civic Centre, there are more dining options, along with community facilities like Woodlands Regional Library.
For residents of Champions Bliss, Woodlands South MRT is not too far either — just a 5-minute walk away. Getting to the heart of Woodlands will only take a short bus ride, so residents won’t miss out on the amenities that are closer to the larger cluster of Woodlands BTO flats.
3) The Woodlands BTO flats will be near the largest park in the north
The bigger cluster of Woodlands BTO flats will be a short 15-minute walk away from Admiralty Park—the largest park in northern Singapore. Families can have a ball of a time with the 26 slides in the park, and if you’re lucky, even watch long-tailed macaques swimming or diving for crabs in the mangrove!
Another thing to note: These BTO units will be situated right next to a temple, which may not be ideal for buyers who are sensitive to noise.
Our take on the August 2020 Woodlands BTO flats
If you’ve been eyeing a place in the north, the August 2020 BTO launch is one to watch. In the May 2020 launch, the 4-room units in Woodlands had an affordable starting price of just $184,000 (including grants). That’s about half that of the more popular estates like Toa Payoh. And with the entire TEL due for completion around the same time these BTO flats will be ready, buyers might finally have the last laugh at naysayers branding Woodlands as “ulu”.

Conclusion: Is the Champions Bliss and UrbanVille @ Woodlands any good?
With 2,134 BTO flats between Champions Bliss and UrbanVille @ Woodlands, there’s a huge pool of BTO units to choose from in August 2020. Furthermore, these flats are competitively priced, are amongst the cheapest batch of flats you can get in August 2020. The locations of both projects are also good, which are well-connected to MRT stations as well as nearby amenities such as parks, malls and schools, which are quite aplenty. Lastly, there’s also a good mix of flats, ranging from 2-room Flexi to 5-room flats, which caters to a wide range of demographics.
However, note that the Champions Bliss BTO only has 2-room Flexi and 4-room types, whilst UrbanVille @ Woodlands is likely to experience lots of noise as the project is located close to a temple.
