What to expect from the August 2020 Ang Mo Kio BTO flats
1) The upcoming Mayflower MRT will be a 10-minute walk away
Mayflower MRT is expected to open in late 2020, along with 5 more stations on the Thomson East Coast Line (TEL): Springleaf, Lentor, Bright Hill, Upper Thomson, and Caldecott. When the TEL is fully complete in 2024, residents will have direct train access to areas like Woodlands, Orchard, Shenton Way, Gardens by the Bay, and Marine Parade.
For residents of this new Ang Mo Kio BTOs who need to commute to the CBD and other faraway parts of Singapore, the TEL is definitely a boon. Plus, it’s no secret that properties near MRT stations usually fetch higher prices when resold.
2) Bishan-Ang Mo Kio Town Park and Ang Mo Kio Town Garden West are nearby
Kebun Baru Edge BTO flats won’t be situated in the heart of Ang Mo Kio where key amenities like Ang Mo Kio Hub are located. Instead, they are about 12 minutes away via bus. However, the BTO flats make up for this by being close to scenic attractions like Bishan-Ang Mo Kio Park and Ang Mo Kio Town Garden West.
Bishan-Ang Mo Kio Town Park will be a 5-minute walk away. As one of the biggest urban parks in Singapore, residents can enjoy splendid views such as a beautiful 3km meandering river running through the park. Other highlights include an Allotment Garden where those with green fingers can have their own gardening space. There’s also a butterfly habitat that’s home to over 30 species of butterflies!
3) Unfortunately, tight competition and high prices are expected
Only 490 BTO flats will be offered, comprising just 4-room and 5-room flats. Judging by how highly subscribed 2019’s Ang Mo Kio BTO flats were, it’s likely that one can expect a similar response to the upcoming launch.
Additionally, aspiring owners will have to be prepared to fork out a premium. The 4-room flats from the previous November 2019 launch had a starting price of $406,000 (including grants), which is more than twice that of the 4-room Woodlands BTO flats launched in the same year.
Our take on the August 2020 Kebun Baru Ang Mo Kio BTO flats
While these Ang Mo Kio BTO flats won’t be that close to the heart of Ang Mo Kio, the highly anticipated TEL will be close by.
Furthermore, the central area of Ang Mo Kio where places like Ang Mo Kio Hub are known to have quite heavy footfall. Being located slightly away from the hustle and bustle, residents of this new Ang Mo Kio BTO flats can enjoy fewer crowds and less noise pollution, while still being mere minutes away from key facilities and amenities.
This sounds like a pretty sweet deal to us, but again, applicants will need to pray hard to secure a unit here as competition is expected to be stiff.

Conclusion: Is the Kebun Baru Ang Mo Kio BTO any good?
Although the Kebun Baru Ang Mo Kio BTO flats are located in the mature town of Ang Mo Kio, they are located closer to the west and close to the Bishan-Ang Mo Kio Park. As such, you can expect to have lower noise levels. The upcoming Mayflower MRT station along the TEL means that future residents will have direct access to the CBD area such as Orchard, Marine Parade and Gardens by the Bay.
Despite its excellent location, unfortunately, the Kebun Baru BTO flats only come with 380 units of 4-room and 5-room flat types. The high price of these flats also means that you might want to look at other launches if you’re on a tight budget.
